A high lead score is not permission, fit, or housing eligibility.

A real estate lead qualification agent can organize enquiry facts, identify missing information and suggest priorities for representative review. It uses approved sources and transparent criteria tied to the requested service. A score does not establish contact permission, transaction intent or housing eligibility. People retain responsibility for fair access, corrections and routing, while outreach and later transactions remain separately recorded outcomes.

Preserve the enquiry and the source of each fact

Keep original forms, messages, calls, documents, landing pages, disclosures and tracking parameters. Distinguish people, households, organizations, contact records and represented parties. Shared names, addresses, devices, phone numbers or emails do not establish identity, authority or intent. Duplicate, shared-contact and uncertain links need explicit states.

Label facts as stated, observed, retrieved, provider-supplied, calculated or inferred. Each field needs source, purpose, allowed use, collection and effective times, expiry, license, correction and deletion paths. Approved sourcing excludes illicit, scraped, brokered, stale, unnecessary or sensitive enrichment. Public availability and cross-source agreement do not establish truth or contact permission.

Prioritize the requested service fairly

Useful criteria may include the requested property or service, transaction type, voluntarily stated geography, budget range, timing, communication preference and readiness for a next step. Unknown or declined answers remain explicit. Missing budget must not silently become negative evidence or a reason to withhold housing information.

Do not infer wealth, credit, financing approval, legal capacity, seriousness, family composition, immigration status or protected traits from names, accents, neighborhoods, devices or social activity. Scores cannot control access to information, viewings, applications or negotiation through those traits or proxies. Accommodation, financing, legal, safety and fair-housing issues need qualified owners.

Evaluate scores and protect the handoff

Keep factor sources, weights, thresholds, reason codes and fallback versions reviewable, with a non-score view and correction route. Evaluation must address delayed or censored outcomes, class imbalance, campaign shifts, duplicate contacts and representative actions. Check whether slower service to lower-priority leads changes the outcome labels used to train the system.

Contact purpose, suppression, quiet times, frequency and accessibility rules apply before outreach or model use. A requested enquiry is distinct from unrelated marketing. Routing needs current representative authority, capacity, conflicts, language support and accepted responsibility. Opens, clicks and silence establish neither consent nor transaction intent.

    RESO identifies Data Dictionary 2.0 as the current certification version and defines standardized resources, fields and lookups for real-estate data, including contacts, properties, members and internet tracking. It does not prove a field is true, complete, current, lawfully obtained or purpose-compatible; establish identity, consent, authority, protected status, intent or qualification; approve a score or route; or prove outreach, conversion or outcome.
